VANCOUVER DUers..I need a bit of help please!

I have visited your city and love it.

Now my wife and I are thinking about moving there.

Please help us get a better handle on the area. Could any of you Vancouver DUers give us the scoop on which SPECIFIC areas are good/safe and which are to be avoided. An idea of rent for a 2br/2bth place would also be helpful.

We have heard that East Vancouver has lots of problems so I quess thats off the list.

We wouldn't mind at all being 25-40 minutes out of the city.

Our main idea we have is to build a multi-family place as both our home and as an investment (duplex, tri or quad). So your ideas about areas with good land prices that would also be the kind of a place that renters would like to live (ie convienient to stuff) in would be great.
