The neatest townhouse I have ever seen
I don't like the layouts of the layouts in the high rise but I love this townhouse. It's going to be built in Denver soon and it's advertised at $450,000

1. Put a deposit down on one for me.
If you're feeling charitable.

2. A good chunk of the expense comes from that round dining room.
Anything that deviates from regular rectangular boxes increases construction costs. D'oh.

11. Not entirely... the Denver market is really expensive.
There are townhouses that go for that much (though they're called Lofts and they're in downtown) and tiny, nearly condemned houses on miniscule, flagpole lots that are priced even higher in the Cherry Creek and Capitol Hill area.

Our bubble's about to burst, but it hasn't gotten there yet.

But I'm sure that round section is part of the price.

12. Real estate has shot up pretty much everywhere.
Speaking of bubbles, you could always rent for now, wait for the bubble to burst, and then buy. ;)

14. Too late... bought in 2000.
But we have a good rate, and I like the house (other than a few oddities of it being 85 years old, and remodeled several times in those 85 years by people who were concerned about building codes rather than historical authenticity...). It's a good location and we have enough space.

3. Not really ready to downsize in Denver, but it's an interesting layout!
And expensive!

What do you do for storage? (My favorite question about any townhomes here in Portland, OR!)

For almost half-a-million bucks, there better be some!

4. OMG the prices
of condo & townhouse living in downtown Denver has skyrocketed. We now have condo's selling for multi-millions. That didn't exist 10 years ago. They are doing many condo conversions. 2 bedroom/1 bath, 1000 sq feet for $250,000

Downsize all your stuff and put the rest in the 2 car garage!

5. It seems like a good price for the square footage and amenities
My run down 1920's craftsman bungalow is worth about as much. It's smaller and it doesn't have a pool, gym, and wine room. ;-)

6. I love looking at floor plans (the frustrated architect in me)
and I really like this one - but as Radio_Lady says "where's the storage". I'd need a boatload of it.

The only other criticsm I'd have is there are no windows to the bathrooms - exhaust fans are fine but there's nothing like fresh air to air a steamy bathroom out. I'm fussy like that.

As for the price - oy vey !!!!

7. Democrats are not supposed to have 'stuff'
Every house has it's compromises unless you custom build. I can live w/o a window in the bathrooms but I do agree it would be nice.
I live in a 550 sq foot apt with ONE closet!....MY condo in Atlanta was 1350 sq feet. Did I downsize?

8. You're right - one always has to compromise unless you build your own
ONE closet ?? I'm an accumulator so I have lotsa junk I HAVE to keep until I get sick of it and have a cleanout - the old binge-purge-binge syndrome.

And to go from 1350 sq feet to 550 - you're very brave. I'd feel claustrophobic. The only saving grace would be less to clean.

9. I reversed my apt
I live in the living rroom (like a studio) and have my bedroom for my office. That was the toughest part, miss not having the 2nd bedroom. I'm an X-NYer and you learn how to live in closets

Now if you would like to volunteer and clean my desk, that would be nice

15. Democrats are not supposed to have 'stuff'
Half of the boxes in the first garage are my notebooks from school; half of the boxes in the second garage are books.

6 of one, 12 of the other.

10. Townhouses are fun but the stairs aren't
We had a townhouse for almost five years. The ceilings were 12' high; the stairs were pitched at such a weird (and steep,) angle that my friend the aerobics instructor would be sucking wind everytime she came to visit and walked upstairs. We sold it and bought a house with a more manageable staircase. We'll live here till we can't get up the staircase any more.

The townhouse floor plan looks really cool, but there appears to be NO storage. This might be a problem.

13. Only $450K?
For a new construction townhouse in the city with round rooms, large private patios and so on? That's a good deal. Geesh, in my basically rural area run of the mill town houses sell between $360 and $450K. Go into the cities (Baltimore or Annapolis) and you're looking at $500K to $1 million for a town home. :scared:
