Any real estate DUers out there? I need help!
We recently listed our house here in LA for $889,000.(actually two houses and a 'studio' ,so it is a potential income property) with a large brokerage firm...Our realtor said that was a fair price in a "hot
" market..We've lowered the price, now twice, down to $759.000 We have yet to have an offer, nor a single appointment scheduled through our agent...how is this supposed to work? He never calls us, he doesn't return our phone calls and then gets huffy when we call his cell...Today we called and found out we have a potential buyer coming by tomorrow, with no warning, had we not called...We're tied into a 180 day contract with him and I'm starting to get the feeling he's not really hustling for us... and we're stuck with him. What are our options,if any? On the happy side, we just bought a place that is completely off the grid,wind and solar powered, a dream house. But now we've borrowed against our equity in LA on a house that ISNT moving! HELP!!! Should we break our contract? Arrggghhh!

1. Try this
If the agent has a Broker for whom he works, raise hell with the broker.

Second, contact the board of realtors and file a complaint about the lack of service and consideration.

Third, confront him until he is angry enough with you to offer to walk away from the contract.

2. Tell the broker
in the office he works in that you want out of the contract. I sold my house about a year ago (NY) and had a similar problem. I ended up doing it 'For Sale By Owner'. No commission so I could make the price that much lower and not lose anything. It sold in a month.

That has a lot to do with how quick your house will move.

went through the same thing.

I don't want to accuse your broker without knowing more, but in the case I know of, a slick agent got an exclusive and was waiting for the price to drop enough so he could bring his ringer in and buy low, then flip it for a bundle. After the exclusive lapsed, they got their price with another (honest) agency.

It does sound fishy that they haven't shown the place once yet, but there are all sorts of other possibilities.

Talk to other realtors, and maybe a lawyer, and see if it's worth getting out of the contract. Otherwise you may be stuck for 6 months.

If this guy is screwing you around, try to get his license lifted.

5. First, not too many folks go house hunting in December and trying to
move a property that's 3/4 of a million bucks in this economy is GOING to be tough. Mortgage rates are on their way UP, so it's possible you may have to drop the price and get out ASAP.

Where is the house? And what's the profile?

Do you have a sign out front? AND MAKE your broker host an open house.

I know LA real estate pretty well, and can recommend a couple of excellent brokers, including one gal who can tell you specifically how to legally break your contract. She's local, if you want to talk to her, I'll get you her number.
