So I've always been a nice guy...
Given how I reported a malfunctioning washing machine to the landlord and never got the money I lost back, and he's a stickler on a "late" check, should I be more upfront when problems occur (e.g. plumbing, stove, cracks in the wall by the air conditioner, etc)?

There's no friendship or loyalty in the landlord/tenant relationship, generally speaking. He's going to insist on getting what's due to him, and you can assert your rights while remaining on the proper side of the 'nice guy' line...

5. Speaking as a former landlady,
I always appreciated when my renters told me about problems as soon as they happened.
The sooner things are fixed the cheaper it is.
