NYC DUers: need help re apt. rentals

My #1 son is a student in Manhattan, and he and his dorm roommate are looking for an apt. to rent when school ends and for the upcoming school year. Son knows zip about renting, so he's been asking a lot of questions. He's found a property company (through Craig's list, I think) with lots of choices where he's looking.

Checking out their website, I find that their "no fee" rentals involve an $80 credit processing fee, a $70 application processing fee, and an application form that asks for his SS #, savings acct. #, and checking acct. #, as well as all of those for his "Guarantor" (that would be me), and 3 references. They will only take cash, check, or money order.

So . . . is this SOP in Manhattan? I'm leery right off the bat, especially with the bank account #s AND SS#s. What's the best way for him to find something?

I'm telling him not to apply yet, but his roommate needs the place as soon as school's out (family lives out of the country).
