He knows he's going to get kicked out of office, and his Casa de Emoluments is going to have a severe decrease in cash flow once foreign governments aren't using the place to launder bribes.

So he's trying to unload it while it's still an asset.

After all, Trump can donate an unlimited amount of money to his own campaign. If a billion dollars just happened to fall into his lap from Saudi Arabia or some friendly Russians, what's to stop him funding an election?

I think he is broke, but with all the money laundering and campaign double dealing, don't rule this angle out.

Trump knows his days as POTUS are numbered. Even if he escapes being impeached and removed from office he has little chance of being re-elected. Once he leaves office he'll have no leverage to encourage a buyer to overpay for the property. It's be interested to see who buys it if he places the hotel up for sale.

the Saudi, etc. have been booking rooms right and left, while not staying (booking rooms to simply pay off rump), there must be a desperate touch in the air around rump and family to raise cash...

Sounds typical to me...everything they touch goes to crap, no matter how good it is...
