One more house buying thread (hopefully the last before closing).

Got an email today telling me the new closing date.

Got a call from my realtor about the repairs the sellers had done. Apparently the furnace and central air issues in inspection were more dire than originally expected and they replaced both with brand new units.''

I still won't start picking out paint colors yet, but I can dream about them a little more vividly.

I went in to tour one house that had their AC unit on and the vent from the blower fan was literally dripping steadily from about 5 places on the basement floor from condensation. I was like "Nope..."

I'm already relying on a window unit (or two) because the person I am renting from doesn't want to fix the central air system that went out this year (on the plus side, the rent is reasonable and the house is in good shape), so a good HVAC system was on my "no compromise" list.

I honestly admire that my grandmother lived in central Georgia all her life and her HVAC system was basically two box fans and propane space heater in one room (and some electric blankets). I know I grew up in that house for most of my childhood, but now I am spoiled.

The process is not fun, but I'll be glad when the real fun starts after the keys are handed over. There have been a few bumps along the way so I am trying to keep the excitement in check.

Buying and selling homes is insanely stressful.

There have been times I felt sorry for the sellers of the house I am buying (and I haven't ever met them). I can tell they put some work into the house and had to make a lot concessions to us to get to this point. They must be as stressed as I am.

I would see the furnace and AC issues as a plus. Now you have brand new units instead of ones that might break down in a few years.

One thing I noticed with my first home is the home insurance company tried to significantly increase the rates after the first year. Maybe that is a common practice, hoping people will not pay attention and renew. Idk. Just something you might want to look out for.

I already did once. The company I did business with for 25 years (and had my previous home insurance with and my car insurance) gave me a ridiculously high quote for the new homeowner's policy. I bailed in 24 hours along with my auto insurance as well.

Could save you a lot of money if old ones went out after you bought it.

I wasn't expecting that at all, but if I had to guess, the sellers are very anxious to sell. Since I had both a VA appraisal and hired an inspection on my own, I feel pretty confident the house isn't a lemon.

I'm on the other end, I'm a seller and want to keep the expenses down but still be honest with the buyers.

Since the VA has minimum property standards that have to be met before they will sign off on the appraisal and they don't do everything an inspector does, we figured an inspection would be a good idea as well.
