I'm thinking about buying

a piece of undeveloped land. Just under an acre on the side of a mountain in some northern state. Price is good but I don't want to go thru hiring a realtor on my end and was going to pay for it straight up.

A permanent house can't be built there and temp structures can only be there for 30 day intervals. It has no water or septic system.

What should I look for in the way of restrictions by the HOA. Yes, there is an HOA of all things in this place.

From your description, that sounds like about the only available use. Maybe I am missing something.

In Upper Michigan, one can buy an acre of undeveloped land anywhere from $800-$1000 without restrictions on use. I know one couple who bought 36 acres recently for $36,000 and the property had a septic tank and well.

If this isn't a joke, where do you see yourself in 5 years with this land. What do you want to be doing with it?

I was going to use it for just a camping area. Thanks am backing away from it . My initial thought was to have a piece of land to get away to during the hot months of Florida. Had thoughts of clearing just a little of it and putting up a teepee for camping May to Sept.

Then passing it down to my grandson if he wanted it.

When I got the copy of the covenants, that made me rethink (temp structures only allowed 30 days of the year).
