Tiny Telegraph Hill TIC for $425K
We all know space is at a premium in the city, but a new Telegraph Hill listing seems extreme, even for S.F. For $425K, 412 Green St. doesnt have parking, a separate bedroom or even an oven, but the TIC does fit a remarkable amount into a mere 264 square feet.
The studio unit has an elevated kitchen and dining area with hardwood floors. The kitchen has only a two-burner electric stove and a small bar sink, but a full-size refrigerator and granite counters. Theres also a built-in bar-height countertop with room for two bar stools. The dining area has a sizable closet and theres more storage under the wood floors that can be accessed through two doors in the bedroom/living area.
This carpeted section of the unit has a wall-mounted flat screen and a glass block window. There are certainly no views in this ground-floor unit, but the hefty $1,600-per-square-foot price tag (plus $227 a month in HOAs) does get you access to the roof-top deck (via elevator) with incredible views of Coit Tower, the Golden Gate Bridge and the Transamerica Building.

(40,216 posts)Jane Fonda and Robert Redford had in Barefoot in the Park. They put their bed in the closet. They did, however, have an oven. That fictional apartment was in Greenwich Village and the price tag now would probably be pretty close to this one.

Yes it is a lot for a small space but nothing around there is affordable for most of us.
I'll be going there over the holidays. I stay in a motel by the bay and park my car in the garage and walk it ride the cable car around.

There are no comprobable jobs closer to my house (believe me, I have looked), so I just deal with it.
I'm now too old to want to look for a new job, and doubt I would get the same pay (which I need to pay the mortgage and take care of my mother, etc.).
